## Decoding the MLS: What Listing Statuses Actually Mean

In real estate, a house isn't just "for sale" or "sold." There is a specific language used in the Multiple Listing Service (MLS) that tells a story about the seller's motivation and the legal state of the property.

To help you cut through the noise, here is the breakdown of common statuses from both the **Insider (Agent)** perspective and the **Customer (Buyer/Seller)** perspective.

### 1. COMING SOON

**The Status:** A pre-marketing period used to build "buzz" before the home is officially available.

**Agent's View:** This is the preparation phase. We are getting professional photos done and generating interest. Crucially, there are strict rules here: no showings are allowed, and we cannot "cheat" to let a buyer in early. Offers cannot be accepted until the status flips to Active.

**Customer's View:** This is your sneak peek. You can't walk through the front door yet, but you should use this time to get your pre-approval in order so you are first in line when it goes Active.

### 2. NEW & ACTIVE

**The Status:** The property is officially on the market and showings have begun.

**Agent's View:** The clock has started. We are gauging the "market temperature" based on how many showing requests hit the calendar in the first 48 hours.

**Customer's View:** This is the green light. If you like the house, schedule a showing immediately.

### 3. PRICE CHANGED

**The Status:** The asking price has been adjusted.

**Agent's View:** This is a market correction. Either the initial feedback was that the price was too high, or the seller's timeline has become more urgent.

**Customer's View:** This is a signal of a motivated seller. It is often the best time to start a negotiation.

### 4. CONTINGENT

**The Status:** An offer has been accepted, but it is subject to specific conditions.

**Agent's View:** The deal is in the "due diligence" phase. It is usually waiting on a home inspection, an appraisal, or the buyer selling their own home. We may still take "backup" offers.

**Customer's View:** The house is likely spoken for, but it isn't a done deal. If the buyer's inspection reveals a major issue, the house could return to "Active" status very quickly.

### 5. PENDING

**The Status:** All contingencies have been cleared; the deal is moving toward the closing table.

**Agent's View:** The "Sold" sign is being printed. Showings have stopped and the paperwork is being finalized.

**Customer's View:** For all intents and purposes, the house is off the market.

### 6. EXTENDED

**The Status:** The listing agreement was set to expire, but the seller and agent agreed to keep the property on the market longer.

**Agent's View:** The strategy needs a refresh. The home didn't sell in the original timeframe, so we might be looking at a new marketing approach.

**Customer's View:** This house has been available longer than the "Days on Market" might suggest. You may have more leverage here.

### 7. CONDITIONALLY vs. UNCONDITIONALLY WITHDRAWN

**The Status:** The home is taken off the market before the contract ends.

**Agent's View:** "Conditionally" means the seller is taking a break (for repairs or family reasons) but is still bound to the agent. "Unconditionally" means the contract is cancelled and the relationship is over.

**Customer's View:** The house is not currently for sale. If it was cancelled, it might reappear later with a different agent.

### 8. OFF MARKET (SOLD / LEASED)

**The Status:** What you see on public websites like Zillow or Realtor.com.

**Agent's View:** The "Source of Truth" is that the property is either Sold, Leased, or the listing was Withdrawn.

**Customer's View:** This is a dead end. Public sites use "Off Market" as a catch-all for any home that is no longer available. If you see this, it's time to move on to the next search.

Once you can read the statuses, you stop reacting to listings and start reading the story behind them.
